Gaffney Cline & Associate’s- Bentley Hall

Bentley Hall is situated in Blacknest near Alton and is the UK headquarters of Gaffney Cline & Associate’s, it consists of the main house with a link corridor to the technical building and also boasts a third building called the North block, with three other outbuildings on the site.

Our client FES FM contacted us to see if we would be in a position to tender for the external repairs works late last July to which we accepted and subsequently won the tender.

Works commenced in September to the North block roof to which we first had to remove approx. ten ton moss which had built up over the years, once removed the moss we then re felted the parapet walls, fitted a new hand rail to the perimeter of the building complete with access ladder and layed new UV stone to the roof.

The plant room also required some repairs as the roof was leaking and after investigation it was found that the ridge flashings were damaged, we replaced the flashing with new ones, checked the rest of the roof and the plant room is now water tight.

Asbestos was issue to us as the asbestos register showed us we were dealing with and asbestos soffit to outbuilding four and this would prove expensive to remove, with that in mind we were able to encapsulate the soffit with a new Upvc soffit with warning signs to each elevation advising that the soffit did contain Asbestos.

Our item which proves to the more demanding was the fact that the pebble dash render to the chimney stacks were blown and falling away in places. After erecting our scaffold and getting a closer look at the damage we soon realised that some 2om2 to 25m2 would need to be removed, new beading installed and new render applied, this applied to all six chimney stacks which varied in size from 5m wide x 2m deep to 12m high.

Whilst we had the scaffold in place we also replaced the flaunching to the stacks, checked all the cowls, pots and made sure the caps were securely in place.

Once the render had dried some three to four coats of Paint were applied to each stack before the scaffold was striked.

Final job was to remove the badly corroded external spiral staircase and leave the area ready to receive the new spiral staircase, this involved breaking down the existing staircase, break out existing footing as we could not be sure of it make up and laying a new concrete footing for the new staircase.

All works were completed in April with the exception of the installation of the new staircase due to delays in manufacture, the staircase will be installed in early May and pictures will be featured within our next newsletter.

  • Encapsulation of Asbestos soffits.
  • Check and clean all gutters, down pipes, gullies and brackets and replace with new where to badly damage.
  • Decoration to all six chimney stacks.
  • Replace broken roof & ridge tiles with new.
  • Supply and install new external spiral stair case.
